Location:West Retail Store (Middleton)
Schedule:8-4 or 9 to 5, five day a week position with flexibility required to manage some after hours duties monthly


The Willy Street Co-op, designated "Best Place to Work" in 2012 by Madison Magazine, is a natural foods cooperative with locations in both Madison and Middleton.  We are looking for an
experienced Maintenance Manager to work full time at our University Avenue location in Middleton. This person will oversee the maintenance of all store equipment, including refrigeration, HVAC, kitchen appliances, shelving, display support and interior lighting as well as the maintenance of the grounds.  Experience in all of these areas, in addition to experience managing staff and excellent communications skills, is desired. Job Title: Maintenance Manager

Reports to: Operations Manager



To oversee and maintain the Co-op's buildings and equipment in good working order. To maintain the safety and cleanliness of Co-op equipment and facilities. To attend to special projects/emergencies as necessary. To supervise the departmental staff.



Salaried position, up to 40 hours per week. Positions reporting to the Maintenance Manager include:

  • Maintenance Assistants
  • Custodians
  • Ground’s Person

Essential Functions:


1. Maintenance

  1. Oversee the maintenance of all store equipment, including refrigeration, HVAC, kitchen appliances, shelving, display support and interior lighting
  2. Oversee the maintenance of the grounds, including parking lot, loading dock, and trash and recycling areas
  3. Examine objects, systems, or facilities and analyze information to determine needed installations, services, or repairs.
  4. Investigate complaints about service and equipment, and take corrective action.
  5. Ensure there is always someone on-call to handle maintenance emergencies as they arise
  6. Be familiar with major outside contracts (HVAC, electrical, plumbing, etc.)
  7. Inform Operations Manager of all repairs, projects and maintenance expenses above Maintenance Manager spending limits as outlined in the Co-op decision matrix
  8. Coordinate activities with other departments to ensure that services are provided in an efficient and timely manner.
  9. Coordinate with Operations Manager and other Co-op Maintenance Manager(s) on issues that could affect multiple sites
  10. Inspect work performed to ensure that it meets specifications and established standards.
  11. Ensure that appropriate support personnel are immediately contacted if problems arise with any mechanical equipment.
  12. Maintain electronic records of equipment purchased and work performed
  13. Oversee acquisition and distribution of store maintenance supplies
  14. Monitor tool and part inventories and the condition and maintenance of shops to ensure adequate working conditions.
  15. Consult on equipment requisition to ensure it meets quality standards and has necessary MEP supply to function

2. Janitorial

  1. Coordinate with Department heads on the regular maintenance and deep cleaning of their equipment
  2. Ensure the Co-op facility common areas are kept clean and orderly at all times.
  3. Assume responsibility for common area store cleanliness.
  4. Manage the trash collection and recycling systems.
  5. Inspect and evaluate the physical condition of facilities to determine the type of work required.
  6. Perform or assist with cleaning duties as necessary.

3. Safety

  1. Stock and maintain first aid kits.
  2. Conduct or arrange for worker training in safety, repair, or maintenance techniques, operational procedures, and equipment use.
  3. Address any safety hazards in any facilities.
  4. Ensure staff are complying with safety regulations provided by OSHA
  5. Maintain equipment manuals and warranty information
  6. Maintain key schedule

4. Supervise Staff

  1. Hire, evaluate, discipline and supervise all department staff.
  2. Determine schedules, sequences, and assignments for work activities based on work priority, equipment, and skill of personnel.
  3. Monitor maintenance staff to ensure all department policies and procedures are followed; intervene and assist where necessary.
  4. Train, coach, and counsel direct reports to improve performance in job duties and responsibilities (dup see above)
  5. Fill in scheduling gaps as needed when no coverage is available
  6. Regularly meet with staff to discuss issues concerning the department.
  7. Set a positive example for employees.

5. Miscellaneous

  1. Undertake special projects such as in depth deep cleaning jobs, painting, light carpentry, etc.
  2. Monitor department supplies and order as necessary.
  3. Assist in drafting capital budget requests.
  4. Develop short and long-range department goals and plans with Operations Manager; offer assistance implementing those plans.
  5. Develop and implement approved budgets
  6. Complete timely and accurate department reports
  7. Stay abreast of current industry trends.
  8. Answer phones as necessary.
  9. Participate in co-worker evaluations.
  10. Orient and be helpful to new employees.
  11. Accept other duties as assigned by supervisor


  • Thorough understanding of electrical, plumbing, refrigeration, and HVAC systems.
  • Experience managing staff
  • Ability to handle on-call emergencies as necessary
  • Agility with tools and small building projects.
  • Demonstrated ability to work under pressure.
  • Knowledge of appropriate cleaning methods and materials.
  • Demonstrated adherence to high standards of cleanliness.
  • Knowledge of budgetary planning
  • Excellent sense of organization and follow-through on commitments.
  • Ability to develop and maintain favorable relations with staff, vendors, and contractors.
  • Ability to work with minimal supervision.
  • Ability to handle stressful situations in a calm, effective manner.
  • Able to comfortably, safely and repeatedly lift 50 pounds
